7 Simple Ways to Improve the Value of Your Home

First impressions count. From the moment a buyer pulls up to the property on a viewing it takes just 7 seconds for them to make up their mind on the house. So why not spend just a little bit of time this Summer on 7 simple steps to immediately improve the appeal of your house?

1. Nurture Your Lawn

Picture yourself as a future buyer or simply step outside your house and take a look at your property. One of the first things that you may see is your lawn! If so, while the sun is still shining, get out your lawn mower, and maybe buy some fertiliser or weed killer, so that the first impression the buyer has of your property is a good one. Alternatively, if gardening is not your thing, or if you lack the time and tools, just hire a lawn service company to take care of it for you. Either way, it’s such an easy, cheap and effective way to improve the value of your house.

2. Clear Your Walkway

The next thing to focus on is the walkway to your house. No one wants to ruin their shoes on dirt and dust or have to worry about tripping over randomly, scattered objects. Try to clear the walkway of garden gnomes or rugby balls and get rid of any weeds or debris that will, even on a subliminal level, lower the buyer’s estimation of your property. If you have time, give your walkway a quick wash with a hose, so that even before the buyer enters, they have a clean and favourable opinion of your house.

3. Get Gardening

When selling your house, a green thumb definitely comes in handy. As well as enjoying the fresh air of the outdoors and honing your gardening skills, planting flowers in your front garden can add vibrancy, colour and life to your property. It is one of the few things that you can do to truly transform a buyer’s impression of your house. It can also give you a chance to give your property a unique sense of character and charm. What’s more, if you’re not thinking of selling any time soon, try planting a bush or a tree. It is something that will really draw the eye, as well as providing a nice bit of shade in your garden.

4. Paint Your Front Door

The last thing that a buyer sees before entering the house, and the last thing they see on departure, is the front door. This makes it one of the best ways to increase the value of your property as it acts as key image that remains in the buyer’s memory long after leaving. So give your front door a wash and a brush of paint and the difference it makes will be immeasurable.

5. Make the Most of the Extras

The mailbox, house sign and house number are all extra things that go a long way in increasing the kerb value of the property. Try and refurbish these elements with soap and polish, or alternatively spend a little bit of money and buy one that is brand new. Either way, it is important to make these elements look their best as they are all things which add to the overall impression of the property. So simple, but such a difference.

6. Invest in the Exterior

Fixing the paint or brickwork of a property is one of the priciest, yet most effective ways of truly adding value to your house. Admittedly, it can cost several hundred pounds, but will reap its rewards in adding thousands to the overall selling price of your property. However, if this is too much for you, be selective and only fix up the stand-out aspects of your property. Here, do whatever you can to add to the value of your house.

7. Get Rid of Unattractive Objects

Lastly, the very easiest way to improve the kerb value of your property is to move or get rid of any outdoor objects that will detract from the buyer’s first impression. Avoid leaving your rubbish bags or bins outside on the day that buyers are viewing your house and don’t forget to make any outdoor furniture that you have to look its best. Give it a quick wash or add some cushions to an outside bench. The difference this can make is incredible!

So in the next few sunny afternoons of the Summer spend what little time you have to increase the kerb value of your house. Whether it involves gardening, painting or buying extra objects, these small changes can make such an immediate difference. So start working on your house now, so that when a buyer steps out of their car it is a property that you can be proud of.
